Facility Management Company in Saudi Arabia(Riyadh, Jeddah & Dammam)

Star House is a facility management company running hard and soft services for offices, malls, hospitals, warehouses and schools all over Saudi Arabia under a single contract. One accountable team handles maintenance, assets, workplace changes and supplies — so you deal with one partner instead of many vendors.

Facility Management

What's included

  • Planned preventive maintenance (PPM) for MEP and HVAC assets
  • 24/7 helpdesk and reactive call-outs
  • Asset register, condition tracking and lifecycle planning
  • Cleaning, hygiene and soft services
  • Workplace changes, fit-out and furniture

Hard services and soft services — what is the difference?

Hard services keep the building itself running: HVAC, electrical and critical power, plumbing, fire and life-safety systems, BMS and the building fabric. Soft services make it a good place to work: cleaning, hygiene, waste, pest control and workplace support. In an integrated contract both are planned and reported together, so a leaking FCU and the stained ceiling tile below it are handled as one job, not two vendors.

How we take over a building, step by step

  • Site survey of every floor, plant room and riser with your facilities team
  • Asset register built or verified — make, model, location, condition and age of each asset
  • Planned preventive maintenance (PPM) calendar set to manufacturer guidance and the applicable codes
  • Helpdesk set up so every request is logged, prioritised and tracked to close
  • Agreed priorities and KPIs, written into the service level agreement (SLA)
  • Statutory items scheduled — fire alarm, firefighting and life-safety checks required by Saudi Civil Defense
  • Soft-services routines and consumables planned around your working hours
  • Monthly report covering PPM completion, reactive jobs, open risks and recommended upgrades

Building systems we look after

Our facility management covers the systems commonly installed in Saudi commercial buildings — such as chillers, AHUs, FCUs and split units, LV panels, UPS and generators, fire alarm, VESDA and FM-200 / Novec 1230 systems, BMS, lifts, access control and speed gates, plumbing and water pumps. Specialist systems stay under one schedule and one report, even where an original manufacturer is still involved.

Working around occupied buildings

Most of our work happens in buildings that are in use. Noisy or disruptive tasks are scheduled out of hours, at weekends or in phases, and during Ramadan the plan shifts to match the reduced working day. In the summer heat and after dust storms we bring filter changes, coil cleaning and cooling checks forward, before small problems turn into breakdowns.

Frequently asked questions

What is included in an integrated facility management contract?

Hard services (MEP, HVAC, critical power and life safety), soft services (cleaning, hygiene and waste) and workplace support — managed by one team under one SLA with one point of contact.

What is the difference between facility management and an AMC?

An AMC covers the maintenance of specific systems for a year. Facility management goes further: it adds a helpdesk, asset and lifecycle planning, soft services, workplace changes and a single team accountable for the whole building.

Can you take over from our current facility management provider?

Yes. We plan a handover period to collect asset data, maintenance records, warranties and open jobs, then run our own survey so nothing is missed when the new contract starts.

How will we know the contract is being delivered?

You receive regular reports showing PPM completed against plan, reactive jobs and how fast they were closed, open risks and recommendations — measured against the KPIs agreed in the SLA.

Can facility management be scaled for a single office floor?

Yes. The scope can start with one floor or one site and grow to cover more buildings, so the contract matches what you actually need.

Do you offer an annual maintenance contract (AMC) for Facility Management?

Yes. Facility Management can be covered under a Star House AMC on its own or together with your other building systems in one single contract.

Which areas do you cover?

We serve clients all over Saudi Arabia — mainly Riyadh, Jeddah and Dammam — from our head office in Riyadh.
