What should an office AMC cover? A checklist for Saudi Arabia

An annual maintenance contract (AMC) should protect every system your office depends on — not just the air-conditioning. Use this checklist when you compare proposals.

Critical power

UPS systems and batteries, static switches, PDUs and generator interfaces — with load and battery testing at least once a year.

Cooling and air

Chillers, AHUs, FCUs and split units: filter and coil cleaning, fan motors, drains and controls. In Saudi Arabia this is the system that fails most when it is neglected.

Fire and life safety

Fire alarm panels and detectors, emergency lighting, VESDA, clean-agent suppression (FM-200 / Novec 1230) and leak detection — tested on a schedule, with certificates for your records.

Building systems

BMS, lifts and escalators, speed gates and access control, electrical panels and lighting, plumbing and pantry equipment such as boiling-water taps.

Service terms to check

Response times for emergencies, a 24/7 helpdesk, a clear PPM calendar, what parts and consumables are included, monthly or quarterly reports, and one point of contact for everything.

Why one contract

Splitting systems between many vendors creates gaps nobody owns. One AMC with one accountable team means one schedule, one report and one number to call.
