Comprehensive or non-comprehensive AMC?
A non-comprehensive AMC covers scheduled visits, inspection, labour and minor consumables; spare parts are quoted and approved separately when needed. A comprehensive AMC also includes agreed spare parts, which makes yearly costs more predictable. Many buildings mix the two — comprehensive for critical systems and non-comprehensive for the rest.
What a good AMC should spell out
- A full list of the equipment covered, with location, make and model
- Number and timing of PPM visits for each system
- What each visit includes — tests, readings, cleaning and consumables
- Call-out arrangements, priorities and working hours, including nights, weekends and Ramadan
- Which spare parts are included and which are quoted separately

Systems a single AMC can cover
One contract can cover the systems commonly installed in Saudi offices and commercial buildings — such as chillers, AHUs, FCUs and split units, UPS and batteries, generators, fire alarm and emergency lighting, VESDA, FM-200 and Novec 1230 systems, BMS, lifts, access control and speed gates. Each system keeps its own maintenance checklist, but you get one calendar and one report.
How we build your AMC
We start with a site survey and an asset list, then set visit frequencies based on manufacturer guidance, the applicable codes and how critical each system is to your operation. The first visits also give a baseline condition report, so you can see which assets are healthy and which need budget for repair or replacement.

Can one AMC cover several systems?
Yes. A single AMC can cover UPS, HVAC, fire and life-safety systems, BMS, lifts, speed gates and more — with one schedule, one report and one point of contact.
What is the difference between a comprehensive and a non-comprehensive AMC?
A non-comprehensive AMC covers labour, inspections and minor consumables, with spare parts quoted separately. A comprehensive AMC also includes agreed spare parts within the annual contract.
Does an AMC affect our manufacturer warranty?
It should not. During the warranty period we follow the manufacturer's maintenance requirements and keep records, and warranty claims for faulty parts still go through the manufacturer or supplier.
How long does an AMC run?
Most AMCs run for 12 months and can be renewed. The scope and visit plan are reviewed at renewal based on the condition reports from the year.
What is usually excluded from an AMC?
Typical exclusions are damage, misuse, major upgrades, new installations and equipment that has reached the end of its life. These are listed clearly in the contract and quoted separately when needed.
