Emergency Lighting Maintenance in Saudi Arabia(Riyadh, Jeddah & Dammam)

When the power fails, emergency and exit lighting guides people to safety. We test, maintain and repair emergency luminaires and exit signs, including duration tests and battery replacement.

Emergency Lighting Maintenance

What's included

  • Monthly function tests and annual duration tests
  • Battery and lamp replacement
  • Exit sign and luminaire repair
  • Central battery system checks
  • Test records for audits

Why emergency lighting fails when it is needed

Emergency luminaires and exit signs are only proven when the mains supply fails — and by then it is too late to find a dead battery. In Saudi buildings the main enemy is heat: fittings in hot ceiling voids, car parks and plant rooms age their nickel-cadmium or lithium batteries much faster than the datasheet suggests. Failed charging circuits, broken lamps or LED drivers and signs hidden by fit-out works are the other common faults.

Our emergency lighting test and maintenance routine

  • Survey of every luminaire and exit sign against the as-built layout
  • Monthly short function test with mains simulated off, per fitting or by circuit
  • Annual full-duration test for the rated time (e.g. 1, 1.5 or 3 hours)
  • Battery, lamp / LED module and charger condition checked and replaced as needed
  • Exit sign legibility, direction arrows and visibility after any layout change
  • Central battery system: charger output, battery voltages, sub-circuit monitoring and changeover
  • Self-test and addressable system fault logs reviewed and cleared
  • Logbook updated with every test result for Civil Defense and insurer inspections

Standards and the Saudi Civil Defense requirement

Emergency lighting in the Kingdom must comply with the Saudi Building Code — in particular the Saudi Fire Code (SBC 801) — and is checked during Civil Defense inspections. Depending on the building's design basis, testing follows NFPA 101 (a 30-second monthly test and a 90-minute annual test) or BS 5266-1 (a monthly function test and an annual full-duration test). We test to the standard your system was designed to and keep records that show it.

Emergency lighting systems we look after

We maintain self-contained maintained and non-maintained fittings, central battery systems and addressable self-test systems of the brands commonly installed in Saudi buildings — such as Eaton, Schneider Electric and Signify (Philips) — as well as exit signs, bulkheads and twin-spot units in car parks and plant areas.

Frequently asked questions

What is a duration test?

A full-duration test runs emergency lights on battery for their rated time (commonly 1–3 hours) to prove they will last during a real outage.

How long must emergency lighting stay on?

It depends on the standard the building was designed to. NFPA 101 requires at least 90 minutes; BS 5266-1 allows a minimum of 1 hour, but 3 hours is common wherever people may stay in or return to the building after an outage.

Why do emergency light batteries fail so early in Saudi Arabia?

Battery life drops sharply with heat. Fittings mounted in hot ceiling voids, near plant or in unconditioned areas can lose capacity in a few years, which is why the annual full-duration test matters so much here.

Will a duration test leave the building without emergency lighting?

Batteries can take up to 24 hours to recharge after a full test, so we schedule duration tests out of hours or test alternate fittings, so the building is never left without cover.

Do self-test emergency lights still need maintenance?

Yes. Self-test fittings run their own tests, but someone still has to read the results, replace failed batteries and lamps and keep the logbook up to date. We review the fault reports and fix what they find.

Do you offer an annual maintenance contract (AMC) for Emergency Lighting Maintenance?

Yes. Emergency Lighting Maintenance can be covered under a Star House AMC on its own or together with your other building systems in one single contract.

Which areas do you cover?

We serve clients all over Saudi Arabia — mainly Riyadh, Jeddah and Dammam — from our head office in Riyadh.
