Fire Alarm System Maintenance in Saudi Arabia(Riyadh, Jeddah & Dammam)
Fire alarm systems must work the moment they are needed. We inspect, test and maintain fire alarm panels, detectors, call points and sounders to keep your building safe and in line with Saudi Civil Defense and code requirements.
What's included
- Panel, detector, call point and sounder testing
- Fault finding and device replacement
- Cause-and-effect and interface testing
- Maintenance logs and test certificates
- Emergency call-out
Why fire alarm systems need regular testing
A fire alarm system can show 'normal' on the panel and still have problems: dirty detectors, a dead sounder circuit, weak standby batteries or devices covered up during fit-out works. Dust in Saudi buildings makes smoke detectors drift towards false alarms or lose sensitivity. Regular testing under NFPA 72 and the Saudi Building Code (SBC 801) finds these faults and keeps the building ready for Saudi Civil Defense inspections.
What our fire alarm maintenance covers
- Panel inspection: event log, faults, disablements and zone or loop status
- Functional testing of smoke and heat detectors with approved test equipment
- Manual call point testing on every floor
- Sounders, bells, strobes and voice evacuation messages checked for coverage
- Standby batteries and charger tested against the panel's required back-up time
- Cause-and-effect tests: HVAC shutdown, lift homing, door releases and fire dampers
- Interfaces checked with sprinkler flow and tamper switches, FM-200 panels and BMS
- Faulty or dirty devices cleaned or replaced
- Logbook updated and a written test report issued
Fire alarm systems we look after
We maintain conventional and addressable fire alarm systems commonly installed in Saudi buildings — such as Notifier, Simplex, Siemens, Edwards (EST), Esser, Morley-IAS and Gent panels, with detectors from makers such as Apollo, Hochiki and System Sensor. Where a panel needs manufacturer software or passwords for programming, we work with the owner and the original supplier.
Testing without disrupting your building
Fire alarm tests are planned with your facilities team so occupants and the monitoring station know in advance. Outputs such as lift recall or door releases are tested at agreed times, and sounder tests in occupied offices can be scheduled out of hours or during Ramadan's shorter working day.
Sectors we serve
We serve clients all over Saudi Arabia — mainly Riyadh, Jeddah and Dammam — from our head office in Riyadh.
Frequently asked questions
How often must a fire alarm system be tested?
Routine inspections and functional tests are carried out at set intervals under the applicable codes (such as NFPA 72 and the Saudi Building Code). We set the schedule and keep the records for you.
Why does our fire alarm keep giving false alarms?
Common causes are dusty or ageing smoke detectors, the wrong detector type for the area, steam or cooking near detectors, and wiring faults. We trace the cause and clean, relocate or replace devices as needed.
Do you test the fire alarm links to lifts, HVAC and doors?
Yes. Cause-and-effect testing checks that a fire signal shuts down air handling, sends lifts to the designated floor, releases access-controlled doors and triggers other linked systems as designed.
Can you maintain an addressable system installed by another company?
Yes. We survey the panel and devices, review the configuration and records, and take the system onto a maintenance schedule. Programming changes may need the panel's software and access codes from the owner.
What records do you keep for Civil Defense inspections?
Each visit is recorded with the devices tested, faults found, actions taken and recommendations, and the logbook is kept up to date so records are ready when an inspection is due.
Do you offer an annual maintenance contract (AMC) for Fire Alarm Maintenance?
Yes. Fire Alarm Maintenance can be covered under a Star House AMC on its own or together with your other building systems in one single contract.
Which areas do you cover?
We serve clients all over Saudi Arabia — mainly Riyadh, Jeddah and Dammam — from our head office in Riyadh.
