Why lifts and escalators need planned maintenance
Lifts and escalators in busy Saudi offices and towers run thousands of cycles a day, and most callouts trace back to a few causes: worn door equipment, dirty or misaligned door sensors, heat in machine rooms and dust on controllers and drives. Escalators at entrances also pull in sand and grit that wears steps, combs and handrails. Regular planned visits catch these issues early, before they turn into a stopped car or a trapped passenger.
What a coordinated lift maintenance visit covers
- Car and landing door operation, door locks and door protection (light curtain) checks
- Levelling accuracy at every floor and smoothness of start and stop
- Machine room or controller cabinet: cleanliness, temperature and ventilation
- Ropes or belts, brakes, sheaves and guide rails inspected and lubricated as required
- Safety devices: overspeed governor, safety gear, buffers and limit switches checked by the lift technician
- Alarm button, emergency lighting and intercom tested
- Escalators: steps, comb plates, handrail speed, skirt brushes and emergency stop buttons
- Logbook entries and a written report with findings and recommended repairs
Lift brands commonly found in Saudi buildings
We coordinate maintenance for passenger lifts, goods lifts and escalators of the brands commonly installed in Saudi buildings — such as Otis, Schindler, KONE, Mitsubishi Electric and TK Elevator. The work itself is carried out by qualified, authorised lift technicians, while Star House manages scheduling, access, follow-up and reporting within your single FM contract.
One contract, one point of contact
Instead of managing a separate lift contractor, your lifts sit alongside your MEP, fire and building systems under one FM agreement. Star House plans visits around office hours and lobby peaks, follows up open defects and quotes, and keeps maintenance records together so audits and handovers are simpler.
Sectors we serve
We serve clients all over Saudi Arabia — mainly Riyadh, Jeddah and Dammam — from our head office in Riyadh.
Frequently asked questions
Can lift maintenance be included in our FM contract?
Yes — lifts and escalators can sit within the same single contract as your other building systems, with one point of contact.
What happens if someone is trapped in a lift?
Entrapments are treated as an emergency. The alarm and intercom connect the passenger to help, the authorised lift technician is called out to release them safely, and Star House follows up on the root cause and the repair.
Which standards apply to lift safety?
Modern lifts are commonly designed to EN 81 (EN 81-20 and EN 81-50) or ASME A17.1, and escalators to EN 115 or ASME A17.1. Maintenance and inspections follow the manufacturer's instructions and the requirements that apply to the building.
Can lift maintenance be done without disrupting our lobby?
Yes. Routine visits are planned outside peak arrival and lunch times, and in multi-lift lobbies one car is taken out of service at a time so traffic keeps moving.
Do you also coordinate lift modernisation or major repairs?
Yes. Where a lift needs a new controller, door operator or other major parts, we obtain proposals from qualified lift specialists, coordinate the works and keep you informed until the lift is back in service.
Do you offer an annual maintenance contract (AMC) for Lift & Escalator Maintenance?
Yes. Lift & Escalator Maintenance can be covered under a Star House AMC on its own or together with your other building systems in one single contract.
Which areas do you cover?
We serve clients all over Saudi Arabia — mainly Riyadh, Jeddah and Dammam — from our head office in Riyadh.
