VESDA Aspirating Smoke Detection Maintenance in Saudi Arabia(Riyadh, Jeddah & Dammam)

VESDA aspirating smoke detection gives the earliest possible warning in data centres, server rooms and critical spaces. We maintain detectors, pipe networks and filters so your early-warning system stays accurate.

VESDA Maintenance

What's included

  • Detector inspection and performance checks
  • Pipe network and sampling hole verification
  • Filter replacement
  • Airflow and smoke transport-time testing
  • Alarm threshold review and reporting

How VESDA works — and what degrades it

A VESDA detector draws air continuously through a network of sampling pipes and measures smoke in a laser chamber, so it can raise an alert long before a point detector would react. Its accuracy depends on three things staying as commissioned: clean filters, open sampling holes and steady airflow. Dust is the biggest threat in the Kingdom — sandstorms and construction work load the filters, block holes and can trigger nuisance alarms, while a disturbed pipe or a missing end cap quietly changes how the system samples.

Our VESDA maintenance visit, step by step

  • Detector inspection, event log download and fault history review
  • Airflow readings for every pipe compared with the commissioning baseline
  • Filter inspection and replacement; aspirator and chamber condition checked
  • Pipe network walk-down: joints, supports, end caps, labels and sampling holes
  • Sampling holes and capillaries cleared, including those in ceilings and raised floors
  • Smoke test at the furthest sampling point to measure transport time
  • Alarm levels (Alert, Action, Fire 1, Fire 2) and delays reviewed against the room's use
  • Relay outputs, fire alarm panel interface and any suppression or shutdown links tested
  • Written report with airflow, transport time and recommendations

Transport time, NFPA 72 and Xtralis guidance

NFPA 72 limits the transport time of an aspirating system to 120 seconds from the most remote sampling port, and Xtralis design and commissioning guidance sets project-specific targets that are often tighter. Transport time creeps up when holes block or pipework is altered, so we measure it on every service and compare it with the commissioning figures. Where a pipe network has been changed by fit-out works, we recommend re-checking the design before the system is relied on.

Aspirating detectors we look after

We maintain the aspirating smoke detectors commonly installed in Saudi data centres, server rooms and clean spaces — such as Xtralis VESDA (now part of Honeywell), including the VESDA-E range and earlier LaserPLUS and LaserCOMPACT models, as well as Wagner Titanus and Honeywell FAAST — together with their pipe networks, displays and network interfaces.

Frequently asked questions

Why does VESDA need specialist maintenance?

VESDA performance depends on clean filters, clear sampling holes and correct airflow. Without regular checks, sensitivity drops and the early warning you paid for is lost.

How often should VESDA filters be changed?

It depends on how dusty the environment is. In clean, well-sealed server rooms filters may last a long time, but after sandstorms, construction or in plant areas they can load quickly. We check filter condition and airflow on every visit and replace filters when the readings call for it.

Why does our VESDA alarm during sandstorms?

Fine dust that gets into the room is read as particles, just like smoke. We review alarm thresholds, delays and the building's air sealing, and check whether the detector settings still suit the room — without reducing protection below the design.

Can you maintain VESDA without disabling fire protection?

During testing the detector's outputs are isolated or the fire alarm panel is put into a controlled test mode, with your approval and the monitoring station informed. The system is restored and confirmed healthy before we leave.

What is a smoke transport time test?

Test smoke is introduced at the sampling hole furthest from the detector, and the time until the detector responds is measured. It proves the whole pipe network is working, not just the detector.

Do you offer an annual maintenance contract (AMC) for VESDA Maintenance?

Yes. VESDA Maintenance can be covered under a Star House AMC on its own or together with your other building systems in one single contract.

Which areas do you cover?

We serve clients all over Saudi Arabia — mainly Riyadh, Jeddah and Dammam — from our head office in Riyadh.
