Electrical & MEP Maintenance in Saudi Arabia(Riyadh, Jeddah & Dammam)

From LV panels to lighting and power points, we maintain the electrical and MEP systems that keep your office running — including thermographic surveys, new power and data points and lighting repairs.

Electrical & MEP Maintenance

What's included

  • LV panel inspection and thermography
  • Power and data point installation
  • Lighting and LED replacement
  • Plumbing and drainage maintenance
  • Small works and modifications in live offices

Why electrical systems need planned maintenance

Loose terminations, overloaded circuits and dust inside panels are behind many electrical faults and fires in commercial buildings. Saudi conditions add to the risk: high ambient temperatures in electrical rooms reduce cable and breaker capacity, and fine dust settles on busbars and contacts. Planned maintenance finds hot spots and weak points before they cause a trip, an outage or a fire.

Our LV panel maintenance, step by step

  • Safe isolation plan agreed with the site, with permits and lock-out / tag-out
  • Thermographic (infrared) survey of panels under load, before shutdown
  • Visual inspection for overheating, damage, missing covers and labelling
  • Cleaning of busbars, breakers and enclosures and checking of terminal torque
  • Breaker operation and mechanical checks, with protection settings reviewed
  • RCD / earth-leakage trip tests and earthing continuity checks
  • Insulation resistance testing where the circuit can be isolated
  • Load and phase-balance readings on main and sub-main circuits
  • Written report with readings, thermal images and prioritised actions

Electrical equipment we look after

We maintain main distribution boards, sub-main and final distribution boards, ATS / changeover panels, lighting and small power circuits, using equipment commonly installed in Saudi buildings — such as ABB, Schneider Electric, Siemens and Legrand LV switchgear and protective devices. Work follows the Saudi Building Code electrical requirements (SBC 401) and the manufacturer's maintenance instructions.

Working safely in live, occupied offices

Most office electrical work happens while the building is in use, so we plan carefully. Thermography is carried out under normal load, shutdowns for cleaning and torque checks are scheduled out of hours or at weekends, and critical loads such as server rooms are kept on UPS or alternative supply during the work. Every change is recorded so drawings and panel schedules stay up to date.

Frequently asked questions

Can you add power and data points in an occupied office?

Yes — we regularly add new points and modify circuits in live offices, working out of hours where needed.

What does a thermographic survey of electrical panels show?

An infrared camera shows temperature differences across breakers, cables and busbars while they carry load. Hot spots usually point to loose connections, overloading or failing components, so they can be fixed before they fail.

How often should LV panels be maintained?

Annual preventive maintenance with thermography is a common baseline for commercial buildings, with more frequent checks for critical supplies and heavily loaded or older panels.

Will electrical maintenance mean a power shutdown?

Inspections and thermography are done live without interruption. Cleaning and tightening inside panels needs a planned shutdown, which we schedule out of hours and coordinate with your IT and building teams.

Do you test RCDs and earthing?

Yes. RCD trip tests and earthing continuity checks are part of our electrical maintenance, and results are included in the written report.

Do you offer an annual maintenance contract (AMC) for Electrical & MEP Maintenance?

Yes. Electrical & MEP Maintenance can be covered under a Star House AMC on its own or together with your other building systems in one single contract.

Which areas do you cover?

We serve clients all over Saudi Arabia — mainly Riyadh, Jeddah and Dammam — from our head office in Riyadh.
