BMS (Building Management System) Maintenance in Saudi Arabia(Riyadh, Jeddah & Dammam)

Your BMS controls cooling, ventilation, lighting and alarms. We maintain controllers, sensors and graphics so your building runs efficiently and you can trust what the BMS tells you.

BMS Maintenance

What's included

  • Controller, sensor and actuator checks
  • Alarm and trend review
  • Schedule and setpoint optimisation
  • Graphics and point verification
  • Integration with HVAC, fire and leak detection

Signs your BMS needs attention

  • Alarms that everyone has learned to ignore
  • Sensors showing wrong temperatures or going offline
  • Plant running at night and at weekends when the building is empty
  • Graphics that no longer match the floors after fit-out changes
  • Nobody on site knows how to change a schedule or setpoint

What our BMS maintenance covers

  • Health check of the head-end PC / server, network, controllers and database backups
  • Calibration check of temperature, humidity, pressure and CO₂ sensors
  • Stroke test of valves and dampers and actuator response
  • Alarm clean-up: removing nuisance alarms and setting priorities
  • Time schedules, holiday calendars and setpoints reviewed
  • Trend logs analysed for energy waste and unstable control loops
  • Graphics and points updated after office changes
  • Integration checks with chillers, AHUs, FCUs, lighting, fire alarm and leak detection
  • Report with findings and energy-saving actions

BMS platforms we work with

We support the BMS platforms commonly installed in Saudi commercial buildings — such as Honeywell, Siemens Desigo, Johnson Controls Metasys, Schneider Electric EcoStruxure and Trend — and open protocols including BACnet and Modbus.

Energy savings in the Saudi climate

Cooling is the largest energy cost in most Saudi buildings. Simple BMS fixes — correct occupancy schedules, sensible setpoints, working variable-speed drive control and calibrated sensors — cut unnecessary HVAC run-hours without buying new equipment.

Frequently asked questions

Can BMS maintenance reduce energy costs?

Yes. Correct schedules, setpoints and calibrated sensors stop plant running when it isn't needed — a real saving in the Saudi climate.

Can you take over a BMS installed by another contractor?

Yes. We survey the existing system, back up the database, document the points and then put it on a maintenance schedule. Where the software is licensed, the owner's licence and passwords are needed.

How often should BMS sensors be calibrated?

Critical sensors should be checked at least once a year — more often in server rooms and other critical spaces, where a small error can cause a big problem.

Can BMS alarms be sent to our phones?

Most modern BMS platforms can send critical alarms by email or SMS. We set up and test the notification paths as part of maintenance.

Do you offer an annual maintenance contract (AMC) for BMS Maintenance?

Yes. BMS Maintenance can be covered under a Star House AMC on its own or together with your other building systems in one single contract.

Which areas do you cover?

We serve clients all over Saudi Arabia — mainly Riyadh, Jeddah and Dammam — from our head office in Riyadh.
